Woodbury in Irvine is one of South Orange County's newest communities.  This small neighborhood, located on the southeastern edge of Northwood between Sand Canyon and Jeffrey road, is convenient to the 133 and 241 Transportation Corridors.  Woodbury is built around "The Commons", a central recreation area exclusive to the community that contains a park, clubhouse, several pools, a volleyball court, and a children's water garden.

Situated on the eastern edge of the city, and next to the development of the new Portola Springs community, some may feel removed from the bustle of greater Irvine.  However, Woodbury is still convenient to schools, shopping, the toll roads, 5 and 405 Freeways and the business hubs of Irvine Spectrum and the Irvine Technology Center.

All the way at the North end of Irvine is Woodbury. This is your typical Irvine residential community fit with homes that all match and cars as young as 2008. It%u2019s a fairly new community and the residents are no different. Most of the homes are single family. There is a large Asian-American community booming in this area as well as the rest of Irvine. If you want a home that%u2019s secluded and far from the freeway. This might be a place to check out. It%u2019s a safe and comfortable neighborhood where you%u2019re children can grow up.

Because its award-winning schools, Irvine attracts many families to the area.  Those seeking an active lifestyle will enjoy the resort feel of the Woodbury community.  Working professionals pick Woodbury for its quick access to the 133 and 241 Toll Roads, and the ease to the 5 and 405 Freeways.




Woodbury Town Center houses several family-type restaurants.  The closest social scene is The Market Place in Tustin Ranch with many dining out options and two movies theaters. 

Several minutes away, where the 5 and 405 Freeways meet, is the Irvine Spectrum Center.  A wide array of restaurants and bars, late-night shopping, a multi-screen cinema, comedy club, and live entertainment make it very popular on weekends. 




Woodbury is not the cheapest place to rent in Orange County.  Yet, the units are new, light and bright, and offer the most updated amenities.  Complexes all have nice clubhouse facilities and courtyard areas.  Tenants are allowed access to the Woodbury "Commons", a community park featuring rec center, pools, volleyball, and children's water garden.  The Irvine school district is top ranking in the county and the close proximity to major employment centers and freeways are all pluses for the area.




Apartment communities have assigned tenant and guest parking spots.  Some complexes offer units with direct access two car garages. 

Because Woodbury is located in an expanding area, traffic is currently light, and access to the 5 Freeway from Sand Canyon or Jeffrey is relatively easy, assuming there are no construction delays.  Access to the 133 and 241 Toll Roads is a breeze, using Irvine Blvd. or Portola Pkwy. which are both traffic-free.




There is plenty of available rentals in this area.  Some complexes may offer slight rental specials or discounts to move available inventory.




Woodbury is a pet-friendly area, with most complexes allowing small pets, such as cats and dogs up to certain size restrictions.  The parks and walking paseos that wind through the community provide ideal walking paths.  The proposed Great Park, a quick drive away, will have miles of trails and open space for more rigorous exercise excursions.




There are many recreational opportunities in plan for the Woodbury area.  The first leg of the Jeffrey Open Space Trail is open off Portola Pkwy.  This projected 5 mile stretch of trailway is designed to connect some of the conservation areas in the city of Irvine's extended open space.  Its paved walkway makes for easier navigation through the wildnerness terrain. 

The Orange County Great Park is also slated to open soon at the location of the former El Toro Marine Base adjacent to the Woodbury community.  This 4700 acre park will feature a sports park, open canyon and wilderness areas, botanical gardens and cultural centers.  The Orange Park balloon is already up and running at the site - riders can enjoy panoramic views of the county from 400 feet in the sky.

Tustin Market Place and Irvine Spectrum Center are two nearby open-air mega-malls that offer great shopping opportunities, restaurants and movies.

The South County beaches are a short, twenty minute drive south on the 5 Freeway. 

Closer to home, within the Woodbury community, are hiking, biking and riding trails that connect to the area parks, playgrounds and picnic areas.  Woodbury also has its own recreational facilities.




Woodbury is bordered by Jeffrey Rd., Trabuco Rd. Irvine Blvd. and Sand Canyon Ave.  Properties that back up to these streets experience traffic noise which would only increase as the surrounding communities continue to populate.  Interior locations inside the Woodbury neighborhood are the most desirable for this reason.




Woodbury Town Center, a brand new strip center on Irvine Blvd., is a handy stop for all the essentials.  Fast food, groceries, cleaners, banking, gas, nail salon, business supplies, a variety of services, and several restaurant options, are all located in one convenient spot. 

More expanded shopping is located a few block north in Tustin Ranch at the Market Place.  Hundreds of shops and a wide variety of restaurants mix with furniture stores, home improvement centers, discount, and specialty stores for more extended shopping needs. 




Woodbury is within the boundaries of the award-winning Irvine School District, which draws many families to the area.  Neighborhood schools include local Woodbury Elementary, Sierra Vista Middle School, and prestigious Irvine High. 

Nearby universities and colleges within a short proximity are Irvine Valley College, Concordia University, and the UC Irvine campus.
