This is an area where apartments dominate the landscape, though it has some fascinating older neighborhoods tucked away as well. It has traditionally been home to a high student populaton due its close proximity to St. Edward's University, ACC Riverside and UT-Austin, the latter of which operates two shuttle bus lines in the area. It has just become home to the new lakeside campus of the Acton School of Business as well. For many years, east Riverside and Oltorf were right on the border of a downturn, with increasing crime and ironically, new apartment complexes driving older ones into varying states of subpar. These days in the hilly neighborhoods between the two streets, which feature many fabuous large 60's and 70's homes and modest duplexes, many windows have bars across them, and most of the apartment complexes are gated. But regardless, the area is as popular a place to live as it ever was. People do what they must to feel secure and move on with their lives, satisifed to be living in an area with abundant shopping, easy access to downtown Austin, and comparatively cheap rents for the location due to the high number of units available. You can also find some amazing deals on rent houses in the area, and live out your spllt-level Brady Bunch dream.

Situated at 1-35 and Lady Bird Lake, this is a decent launchpad for many areas of the city, with SoCo just west, Downtown right there, East Austin just over the bridge, and the Ben White area just a few exits down. You're also very close to the Airport, which is convenient if you travel a lot for work. There are also some great little family restaurants to be found here.
